  • 360-Degree Virtual Tours: View properties remotely with our immersive virtual tours, reducing the time and effort involved in viewing multiple homes. Of course, we also offer traditional accompanied viewings when required.
  • Compliance & Peace of Mind: All deposits are registered with the government’s Deposit Protection Service, ensuring your money is protected. We also ensure that each property is compliant with all legal requirements, including the preparation of an independent inventory, cleanliness, and maintenance checks.

  • We are also registered with the Information Commissioner’s Office for data protection & Client Money Protection Insurance.
Tenant Fee Schedule (All amounts include VAT)
  • Holding Deposit: One week’s rent
    This secures the property. If any relevant person (including guarantors) withdraws from the tenancy, fails a Right to Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or other mutually agreed deadline), this deposit will be withheld. The holding deposit will be offset against the initial security deposit once the tenancy is agreed.
  • Security Deposit: Five weeks’ rent
    This deposit covers any damages or defaults on the tenant’s part during the tenancy.
  • Unpaid Rent:
    Interest at 3% above the Bank of England base rate from the due date until paid. This charge will not be applied until the rent is more than 14 days in arrears.
  • Lost Key(s) or Other Security Devices:
    Tenants are responsible for the cost of replacing lost keys or other security devices. If locks need to be changed, the tenant will be charged the actual cost for a locksmith, new locks, and replacement keys for the tenant, landlord, or anyone else requiring keys. In addition, a charge of £15 per hour will be made for time spent replacing lost keys or security devices.
  • Variation of Contract (Tenant’s Request):
    £50 per agreed variation. This covers the cost of taking the landlord’s instructions and preparing new legal documents.
  • Change of Sharer (Tenant’s Request):
    £50 per replacement tenant, or any reasonable costs incurred, should these be higher. This fee covers tenant referencing, Right to Rent checks, deposit registration, and preparation of new legal documents.
  • Early Termination (Tenant’s Request):
    If a tenant wishes to terminate their contract early, they are liable for the landlord’s reasonable re-letting costs and any rent due until the start of the replacement tenancy. These costs will not exceed the maximum amount of rent remaining on the tenancy.
  • Company Let:
    £600 administration fee
    £99 check-in fee
