We are an independent agent with a fantastic West side location close to the Town Centre. With our wealth of experience, local knowledge and latest technology tools, we are able to achieve high market rents and let your property quickly.

360-degree virtual tours are offered on-line, in addition to traditional face to face viewings, where required. Tenancy agreements and inventories are e-signed in advance to comply with social distancing and ensure there are no ‘last minute’ issues.

We offer a portal to Landlords and Tenants to view the tenancy agreements, rent statements, check on the status of maintenance issues and tenancy agreement renewals. We also provide a free annual tax statement for managed properties.

Greenwood Property Consultants are members of The Property Ombudsman, SafeAgent and the Information Commissioners Office. In addition to holding our own Professional Indemnity Insurance, we also have Client Money Protection Insurance so you can rest assured, you are fully protected.

All prospective tenants are fully referenced through Homelet, the U.K.’s largest referencing company and for a fully managed service, we offer 12 months FREE rent warranty and legal cover, subject to Terms and Conditions.
You may also be interested in our Tenant Find Only service. This means you will manage the property and deal with all aspects once the tenant has moved in.

Initially, we will visit your property and provide a rental valuation. We will discuss the various services that we offer, costs and advise of any issues that may need consideration or ways to increase your rental figure.

We have the latest high-tech 360-degree camera that will produce a virtual tour for tenants as well as a floor-plan and still photographs. A high proportion of lets now take place on-line so we have all necessary business tools to facilitate this.
We still offer traditional face to face viewings accompanied by staff, where requested and practical. Properties are advertised on all major portals, our own quality website and on social media.

Reference Checks
We conduct in-depth quality checks on all prospective tenants and you receive copies of these. We are one of the few agents to offer FREE rent warranty with a NIL excess, subject to Terms and Conditions. The cost of rent warranties has increased hugely since the COVID 19 pandemic and a lot of companies will no longer offer this or the cover will be greatly reduced.

Tenancy Agreement
We prepare the tenancy agreement and where possible, this is e-signed by the tenant prior to move in. We ensure tenancy agreements are updated regularly to comply with all new legal requirements.

Independent Inventories and Inspections
We use an independent inventory company to prepare all new inventories. It is essential that you have one, whether the property is furnished or unfurnished, as any disputes cannot be proven otherwise. An independent inventory is also given more ‘weight’ by a Court or at adjudication.

For this reason, with our Managed Service, we also use an independent company to conduct all quarterly inspections and ‘check-outs’ when the tenants vacate.

Property Management
Landlords are required by law to repair and maintain their rental properties. We deal with all requirements, using local contractors and keep you informed of all works and associated costs. This can also be viewed on our Landlord Portal.
